Not allowing the earnest money credit on the settlement statement caused some stress for my client. I wasn't notified until it was too late to have the office cut a check for her. Even though it wasn't listed as a credit on the SS she was told that she could wire $1,000 less as a credit toward that. The title company told her she still had to wire an extra $1,000 the morning of closing. This caused some panic and stress on closing day which is never a good thing. Sending a second wire required an additional $25, which I then offered to covered for her. I prefer my clients to remember closing day as happy and stress free, but this wasn't exactly the case.
