Ed was prepared to close when he said he would. Not very many lenders meet their deadlines. The listing agent was shocked at how easy it was to work with the lender.

1 - a better interest rate at the first moment so I wouldn’t go look the market find a better one to start negotiating;
2 - communicate about more options on how to reduce interest rates, I was able to better understand because I research the market;
3 - agent was always available to talk and reply email fast but I missed a little of proactively since I was constantly remembering/requesting status of the process and at the end when everything was fine and we were in advance in time we lost the closing date.
